Sunset Mesa is off Sunridge Trail in Cholla Vista, a short hop north of Tucson and Oro Valley. Big-rig-friendly roads all the way in — no white-knuckle mountain passes, no low bridges.

Before you roll in.

How big a rig can you take?+

Big. Our Signature and Patio Premier pull-throughs handle coaches and fifth-wheels up to 90 feet, with 50- and 30-amp service and full hookups at every site. Roads in are wide and level — no tight turns, low bridges or gravel switchbacks. If you can drive it, we can park it.

Are you really open year-round?+

Yes. Winter (November–March) is our peak snowbird season and the most popular time to visit, but the pool and spa are heated and the desert is gorgeous in every season. Summer nights out here cool off fast, and the monsoon sunsets are the best of the year.

Do you offer monthly and long-stay rates?+

We do. Monthly snowbird rates start around $1,150 for a Signature site and are the way most of our winter guests stay. Long-stay (multi-month) rates are available too — ask the office and we'll build you a quote for your dates and site type.

Is the resort pet-friendly?+

Very. Up to two well-behaved dogs stay free, and the off-leash Bark Park gives them room to run. We just ask that pets are leashed on the grounds, cleaned up after, and never left unattended outside at your site.

What if I don't own an RV?+

Then book a Casita. Our furnished southwestern rentals sleep up to four, come with a full kitchen and a private patio, and include full run of the resort — pool, courts, clubhouse and all. They're perfect for visiting family or a first desert trip before you buy the rig.

Are the pool and spa heated?+

Both are heated and open year-round, which is exactly what you want on a cool desert evening. The spa is a favorite spot to land after a day of pickleball or a drive up Mount Lemmon.

How do I book, and what's the deposit?+

Send us your dates through the form or give the office a call, and we'll confirm what's open and hold it with a one-night deposit. The balance is due at check-in. Winter sites — especially Patio Premier and Sunset View — book months ahead, so the earlier the better.

Policies

A short, friendly list that keeps the resort clean, quiet and easy for every rig that pulls in.

Check-In & Check-Out

Check-in is 1:00pm and check-out is 11:00am. Rolling in early or leaving late? Just ask the office — if a site's open we'll do our best to flex, and same-day arrivals are welcome until 8pm.

Arriving after hours? Call ahead and we'll leave your site assignment and a welcome packet at the gate.

Reservations & Deposits

A one-night deposit holds your reservation; the balance is due at check-in. We accept all major cards. Monthly and long-stay reservations are billed on their own schedule — the office will walk you through it.

Cancellation

Cancel seven or more days before arrival for a full refund of your deposit. Inside seven days, the deposit is non-refundable but transferable once to another date within the same winter. Monthly reservations carry a 30-day notice.

Rigs & Appearance

Sunset Mesa is a well-kept resort, and we ask that rigs be road-worthy and clean. We welcome well-maintained motorhomes, fifth-wheels and travel trailers of any age — condition matters to us, not the model year. Tents and pop-ups aren't a fit for these sites.

Quiet Hours & Speed

Quiet hours run 10:00pm to 7:00am so everyone gets their desert stars and their sleep. The resort speed limit is 5 mph — for the kids, the dogs, and the folks on golf carts. Generators aren't needed (every site has full power) and aren't permitted overnight.

Pets

Up to two dogs per site, free of charge and very welcome. Keep them leashed on the grounds and off-leash only in the Bark Park, clean up every time, and don't leave them unattended outside. A couple of breeds restricted by our insurance are listed at the office.

Pool, Spa & Courts

The pool and spa are open 6:00am to 10:00pm; there's no lifeguard, so swim at your own risk and keep an eye on kids. Pickleball courts run dawn to dusk with a sign-up board in the clubhouse. Glass isn't allowed in the pool area — cans and tumblers only.

Guests & Occupancy

Site rates cover two guests; day visitors are welcome and should check in at the office and park in guest parking. Casitas sleep up to four. For everyone's comfort, sites are for a single rig — additional vehicles use the extra-vehicle rate or overflow lot.
